Executive Order in Colorado Prohibits Late Fee or Penalty for Overdue Rent

Landlords are prohibited from charging late fees or penalties for overdue rent.

Amending and Extending Executive Orders D 2020 012 and D 2020 031 Limiting Evictions, Foreclosures, and Public Utility Disconnections and Expediting Unemployment Insurance Claim Processing to Provide Relief to Coloradans Affected by COVID-19

This Executive Order directs landlords to notify tenants of their federal protections under the $2 trillion federal coronavirus stimulus bill passed last month by Congress. The legislation provided protections for renters if their landlord’s property is backed by a federal mortgage.

This Executive Order directs the Department of Local Affairs to work with property owners and landlords to create model rent repayment agreements for tenants who cannot cover their rent.

The Executive Order also extends guidance to utilities that they do not shut off customers’ water or power if they miss payments.
